Getting Your Codice Fiscale

    Getting Your Codice Fiscale

The Italian tax number — your first step to buying property in Liguria

You cannot buy property in Italy without a Codice Fiscale: the Italian tax number is required to open a bank account, sign utility contracts and, above all, to sign the deed (rogito) at the notary. The good news — it is free and straightforward to obtain.

    What is the Codice Fiscale?

The Codice Fiscale is a 16-character alphanumeric code, similar to a tax identification number. It is derived from your name, date and place of birth and uniquely identifies you to Italian authorities, banks and the notary.

As an EU citizen you are entitled to one; no residence permit is required.

Option 1: Through an Italian consulate

If you live abroad, apply at the Italian consulate responsible for your area. You submit a completed application form and a copy of your passport or ID — usually by email or post.

Processing takes a few days to a few weeks depending on the consulate, so allow time before booking a notary appointment.

Option 2: In person at the Agenzia delle Entrate

In Italy you can obtain the Codice Fiscale directly, usually on the spot, at any Agenzia delle Entrate office. Bring valid ID and the completed AA4/8 form.

Many buyers do this during a first viewing trip to Liguria, or have an authorised person (agent or lawyer) apply on their behalf with a delega.
